Building a new home is exciting, but it is also where a lot of people make very expensive, very permanent mistakes. The kitchen and bathrooms? These are not the places to “figure it out later.” These are the spaces that define how your home lives and feels every single day.
If you want a home that feels custom instead of cookie-cutter, this is where we get it right the first time.
Start with Layout, Not Finishes
I know you want to pick tile. I know you have 47 saved pins of faucets. Stay with me.
Before anything aesthetic, your layout has to function flawlessly. A beautiful kitchen that does not flow is still a bad kitchen.
In the kitchen, think about:
- Work zones that actually make sense for how you cook
- Proper spacing between island, range, and refrigerator
- Storage that is placed where you will use it, not where it “fits”

In bathrooms, focus on:
- Vanity placement and clearance
- Shower size and entry points
- Where natural light hits, and where you need privacy
If the layout is wrong, no amount of marble is going to save you.
Cabinetry Is the Foundation
Cabinetry sets the tone for both kitchens and bathrooms. It is also where I see the most regrets from clients who try to cut corners. (Trust me on this one.)
What to prioritize:
- Full-height cabinetry for a more custom, built-in look
- Soft-close everything, because we are not slamming drawers in a luxury home
- Thoughtful interior organization like drawer dividers and pull-outs
And please, let’s stop defaulting to builder-grade white shaker without a plan? It can be beautiful, but only when it is intentional.
Countertops and Surfaces That Work for Real Life
Yes, we want beautiful surfaces. We also want surfaces that can survive your actual life.

Smart choices include:
- Quartz for durability and low maintenance
- Natural stone if you love it, but understand the upkeep
- Slab backsplashes for a seamless, elevated look
In bathrooms, consider how materials handle moisture, daily use, and cleaning. Pretty is great. Practical and pretty is better.
Fixtures Are Your Jewelry
Fixtures are where personality shows up. Now this is not the place to play it safe- this is where you can let your ideas shine!
Think:
- Statement lighting over islands and vanities
- Plumbing fixtures that feel intentional, not like an afterthought
- Hardware that ties the entire space together

Mixing metals? Yes, but do it with purpose. Random is not a strategy.
Storage, Storage, and Then More Storage
You will never regret having too much storage. You will absolutely regret not having enough.
In kitchens:
- Deep drawers instead of lower cabinets
- Hidden appliance garages
- Pantry solutions that are actually functional
In bathrooms:
- Drawer storage instead of open shelving overload
- Linen storage that is accessible
- Niches in showers that are designed, not added last minute
Clutter is what makes a new build feel unfinished. Storage is what keeps it looking polished.
Design for the Life You Actually Live
This is where I get a little bossy, because it matters.
Do not design your kitchen for a version of you that cooks five-course meals every night if you mostly reheat takeout. Do not design a spa bathroom that looks stunning but has nowhere to put your everyday products.
Your home should support your real life, just in a much more beautiful way.
The best kitchens and bathrooms are not just stunning on install day. They still feel just as good six months, one year, five years later. That only happens when every decision is made with intention.
And if you are staring at builder selections wondering why everything feels a little… underwhelming? That’s your sign to call in the professionals at Rose Wade!
